Development

We draw on our long experience in property development to offer our clients and partners advice and guidance to meet their expectations as closely as possible. Our key winning assets: Solid know-how and comprehensive expertise to manage all phases of a project, from canvassing to construction, via design and obtaining permits. Finally, we spare no effort to meet the most demanding sustainability criteria for every urban complex we develop.

In performing our activities, we give priority to listening and foster dialogue while bolstering synergies with other stakeholders on the market: developers, public authorities, future occupants and buyers. We endeavour to adapt to the demand for flexibility from our clients and potential users during the development phases. We are committed to providing them with modular spaces and maximum flexibility to attend to the new needs that emerge from changes in the ways of living and working – all in compliance with high environmental standards and quality requirements.

Investment

Direct
Indirect

AG Real Estate has, for several years now, pursued a quality investment strategy to supplement our assets portfolio with innovative features and sustainable performance levels. In this respect, we focus on long-term investments in diversified and promising branches:

  • Office
  • Retail
  • Warehouse
  • Residential
  • Healthcare
  • Parking Management

Our knowledge of the different markets and their players enables us to deploy an effective operating strategy for asset management. Our many internal skills supplement these winning assets and are distributed along specialized profiles to respond to the specific needs of each segment of activities.

  • The Transaction Manager manages, advises and finalises the sale and acquisition of properties in portfolio. He or she cultivates a privileged relationship with agents tasked with finding buyers or sellers.
  • The Asset Manager acts in the name and for the account of the owner to manage the financial and commercial aspects. This role includes optimizing properties in the broad meaning of the term.
  • The Sales Manager is in charge of marketing vacant spaces and following up the commercialisation procedure
  • The Property Manager attends to the technical aspects. He or she is the main contact of the occupants for the day-to-day management of the building and the exclusive relay of the Asset Manager.

This full service reflects the rigour of our approach and the scope of expertise developed in our company.

Real Estate Certificates

AG Real Estate makes indirect investments in real estate investment funds which may or may not be listed on the stock exchange and in club deals. We target funds with an identified risk profile, in a controlled geographic perimeter, mainly in countries in the eurozone. A diversification of the offer and close cooperation with players on the local market enable us to anticipate variations and identify new opportunities.

AG Real Estate gives priority to win-win partnerships and thus guarantees its partners constant involvement in the monitoring of investments.

Public Real Estate & Finance

As an institutional investor, AG Real Estate promotes a constructive and innovative approach to public-private partnerships. Our real estate expertise and experience in structuring PPPs (notably through the Scholen van Morgen programme) enable us to offer our public partners comprehensive, high-quality solutions to meet today’s challenges. We concentrate on social infrastructure, social housing and the technical and functional upgrading of buildings, with a focus on sustainability.

Proof of our agility is our ability to adapt to our partners’ needs. As a committed player, we play a number of key roles in these public projects: equity investor, long-term financier through debt or project & maintenance manager.

In addition, our real estate and financial skills enable us to analyse and set up financing structures for real estate assets or companies.
